The purpose
The purpose of the role is to independently or assist with assess and advise on the estimated new replacement cost / Reproduction cost, market Value, Insurance and forced sale values of various types of business assets, heavy industrial machinery, and plant equipment.
Undertaking valuations of plant and equipment for a range of purposes including loan security, financial reporting, M&A and insurance valuations
Key Responsibilities
- To carry out our property valuations for land, offices, warehouses, and buildings, both existing property, new build, and under construction, ensuring correct advice and guidance is provided on market values.
- Execute valuation assignments including inspections, market research, valuation modelling and detailed report writing
- Preparation of valuation models using Excel and Argus Developer
- To conduct valuation assignments, including but not limited to inspection, valuation, report writing, meeting and presenting to clients
- Abide by the principle of Continuing Professional Development as required by the RICS.
- Collate information from internal and external sources on the Middle East property markets
- Presenting the Valuation report findings to clients
- Carry out excellent quality valuations adhering to challenging deadlines
- Check and verify all the documents submitted with the valuation requests in order to ensure accuracy and completeness of supported documents as per guidelines.
- All the above accountabilities include but not limited to any additional/new tasks or responsibilities assigned by the line Manager
- Record Keeping – Documenting all pertinent data used in analysis according to IVS.
Skills/Experience
- Comprehensive knowledge of UAE valuation regulations and legislation
- PowerPoint presentation skills.
- Fluency in English, verbal and written.
- Advanced level of knowledge of Microsoft Excel and Word (Essential)
- Hotels experience is desirable but not essential for this role – this can be taught so an open mind is required
- Knowledge of ARGUS Estate master Valuation packages (Preferred)
- To work efficiently to maximise profitability
- Minimum of 2 years’ post qualification experience
- Experience of working (post qualification) in the UAE
- Bachelor’s or Master’s degree in Real Estate, Economics, Finance, Investment or other relevant fields (RICS Accredited degree preferred)
- Chartered Surveyor (MRICS) / Assoc RICS member
- Ability to work independently with little or no supervision and in a team environment.
- Manage multiple instructions at the same time efficiently and effectively
- To develop relationships with companies, institutions and other bodies with a view to offering Western Valuers Consultancy capabilities and obtaining information on ongoing or future work
- Client relationship management, business development and generating business from new and existing
- Coordinate and manage instructions, specifically the turnaround time whilst maintaining quality control
- Assist in expanding the client base and develop business with existing client contacts.
- Obtaining client feedback and excelling at client care.
