This is a brief report prepared for funds, banks and mortgages when they are considering lending you funds against a property.

From a lender perspective, property valuation is a fundamental element of managing the risks associated with mortgage lending, and it plays a key role in the calculation of capital requirements related to credit risk. Therefore, banks require accurate mortgage valuations in order to manage their risks.

Valuation reports seek to add value by way of the provision of advice and recommendations pertinent to the subject property and comment upon whether there are any unusual risk areas that might be considered beyond normal parameters.

The purpose of having a loan valuation completed is to establish whether the amount of the loan can be secured against the value of the property and, should you default on the loan, whether the lender can realistically recoup the amount.
